Browse our collection of six private villas and select the one that speaks to you. Check availability directly on this site or contact us via WhatsApp for personalised advice on which villa best suits your group and travel dates.

Receive your reservation confirmation
Once your request is submitted, we will contact you within a few hours on WhatsApp to confirm availability, share the detailed booking summary, and provide our bank transfer details. Your villa is held for 48 hours pending receipt of the deposit.

Secure your booking — 50% deposit by wire transfer
To confirm your reservation, a deposit of 50% of the total stay amount is required by international bank transfer within 48 hours of receiving our confirmation. After this period, the villa will be released and made available to other guests. Once your transfer is received, we will send you a written booking confirmation.

Balance — 50% upon arrival
The remaining 50% is settled upon your arrival at Les Roches. We accept payment by cash (USD or CRC), credit or debit card, or bank transfer. Our team will welcome you personally and handle check-in at your convenience.

All bank transfer fees are the responsibility of the sender. Please ensure the full amount is received net of charges. Once your transfer is processed, please send us confirmation of payment via WhatsApp — this allows us to confirm your booking immediately without waiting for bank processing times.
Cancellation & conditions

Our booking policy

Villa hold — 48 hours
Upon receiving your booking request, your chosen villa is held exclusively for you for 48 hours. If the 50% deposit is not received within this window, the villa is automatically released and made available to other guests. No charges apply if no payment is made.

Deposit — 50% non-refundable
The 50% deposit paid at the time of booking is non-refundable in the event of cancellation. However, as a gesture of goodwill, we offer a credit of 50% of the deposit amount applicable toward a future stay at Les Roches, valid for 24 months from the original booking date.
Credit toward a future stay
Rather than a simple forfeiture, we convert 50% of your deposit into a stay credit — valid 24 months and applicable to any villa in our collection, subject to availability. This credit is personal and non-transferable.
Force majeure — full refund
In the event of force majeure that prevents travel or access to Les Roches, a full refund of the deposit is issued. See qualifying circumstances below.
Force majeure — qualifying circumstances
The following circumstances qualify for a full refund of the deposit, provided official documentation is supplied:
Global or regional pandemic officially declared by the WHO, resulting in travel bans or border closures preventing access to Costa Rica
Armed conflict or war in Costa Rica or in the guest's country of origin that prevents safe travel
Natural disaster directly affecting Santa Teresa or the Nicoya Peninsula — including earthquake, tsunami, or volcanic eruption — rendering the property inaccessible or uninhabitable
Force majeure claims must be submitted in writing with supporting official documentation within 7 days of the event. Les Roches Retreat reserves the right to assess each case individually.
