How do I book a villa?+
You can book directly through our contact page or by writing to us on WhatsApp. Once we confirm availability and agree on the dates, we'll send you a formal booking confirmation. Direct bookings always receive our best rates — no platform fees.
What is the minimum stay?+
Our standard minimum stay is 3 nights. Exceptionally, 1-night stays may be possible depending on availability — feel free to ask. We recommend at least 3 nights to truly settle in and make the most of Santa Teresa.
What are the payment terms?+
A 50% deposit is required at the time of booking to confirm your reservation. The remaining balance is due on arrival.
Are prices displayed on the site?+
Rates vary by villa, season, and length of stay. We prefer to give you a personalised quote — simply contact us with your dates and we'll come back to you quickly.
Can I book multiple villas for a group or family?+
Absolutely. Les Roches was designed with groups and families in mind. You can book 2 to 6 villas simultaneously for a shared retreat while maintaining complete privacy in each villa. We can also arrange collective experiences for the whole group. Contact us for a tailored proposal.
What is your cancellation policy?+
The deposit is non-refundable. However, in the event of cancellation, we offer a credit note equivalent to 50% of your deposit, valid for 12 months, to be used towards a future stay at Les Roches. We strongly recommend taking out travel insurance. Full details in our Booking Conditions.
Arrival & Check-In
What are the check-in and check-out times?+
Check-in is from 3:00 PM. Check-out is by 11:00 AM. If you need to adjust these times, just let us know in advance and we'll do our best to accommodate you.
How do I get to Les Roches from San José?+
The most convenient option is a direct flight from San José (SJO) to Tambor airport (TMU) — a 30-minute flight, followed by a short transfer to Santa Teresa. Alternatively, the scenic overland route takes around 4–5 hours via Puntarenas and the Paquera ferry. We can organise private transfers from any airport (billed separately) — just let us know when booking.
Is there a concierge or welcome team on arrival?+
Yes. A member of our team will be there to welcome you, show you around your villa, and make sure everything is perfect. We remain available by WhatsApp before your stay and throughout your stay for anything you need — restaurant recommendations, activity bookings, or any question at all.
Do I need a 4WD vehicle in Santa Teresa?+
During the dry season (December–April) a standard car is generally fine. In the rainy season (May–November) some roads in Santa Teresa can become rutted — a 4WD is recommended if you plan to explore beyond the main road. Rental quad bikes and ATVs are also available locally and are a popular way to get around.
Villas & Amenities
Are the pools private per villa?+
Yes. Every villa at Les Roches has its own private infinity pool — you won't share it with any other guests. Pools are not heated (the tropical climate makes it unnecessary) and are maintained daily by our team.
Is there air conditioning?+
All bedrooms are equipped with air conditioning. The open-plan living areas are designed to capture tropical breezes naturally, creating comfortable airflow without AC. Ceiling fans are provided throughout.
Is there WiFi?+
Yes, high-speed fibre WiFi is available in all villas. That said, we designed Les Roches as a place to truly disconnect — the jungle, the pool, and the Pacific tend to be far more appealing than any screen.
Is there a kitchen? Are meals included?+
Each villa has a fully equipped kitchen with everything you need to cook. Meals are not included in the villa rate, but through our concierge service we can arrange a private chef for in-villa dining. We can also recommend our favourite restaurants in Santa Teresa — some of the best in Costa Rica.
Is cleaning included?+
Yes, housekeeping is included every day except Sunday. Our team visits each morning to clean, refresh towels and linens, and maintain the villa and pool. Towels and bathroom amenities are provided and replenished throughout your stay.
Are pets allowed?+
Yes, we are pet-friendly! You are welcome to bring one dog with you. Please mention it when booking so we can prepare the villa accordingly.
Are the villas suitable for children?+
Yes, families are very welcome. Please note that all villas have private infinity pools — we recommend close supervision for young children at all times. Travel cots, high chairs and baby equipment can be provided on request with advance notice.

Can you help arrange surf lessons, yoga or other experiences?+
Absolutely. Our concierge team is available before and during your stay to organise everything — surf lessons, private yoga sessions, horseback riding, sport fishing, ATV tours, waterfalls hikes, and more. What is the best time of year to visit Santa Teresa?+
Santa Teresa is a year-round destination. The dry season (December – April) offers reliably sunny days, ideal for beaches and outdoor activities. The green season (May – November) brings lush jungle, fewer crowds, lower rates, and dramatic afternoon storms that pass quickly — many guests find it even more atmospheric. The sea and surf are excellent year-round.
How far is the beach from Les Roches?+
The nearest beach is about 6 to 7 minutes away. Quad bikes and ATVs are available to rent locally and are the most fun way to get there.
Are there good restaurants nearby?+
Santa Teresa has a surprisingly excellent food scene — fresh ceviche, whole-fish grills, organic cafés, and inventive fusion restaurants. We have a curated list of our favourites (updated regularly) that we share with every guest on arrival. We can also make reservations on your behalf.
Is Santa Teresa safe?+
Santa Teresa is one of the safest and most welcoming areas of Costa Rica — predominantly a community of surfers, wellness seekers, and international expats. As with any destination, we recommend standard precautions: not leaving valuables on the beach, using the villa safe for passports and cash. Les Roches has secure gated access and 24h on-call support.
